What it's like to live here
Most people come for the amenities. There are two water parks (the Splash Park and the Spray Park), neighborhood pools and dog parks, and a greenway trail system you can walk, bike or golf-cart through. Nocatee Town Center has a grocery store, restaurants, urgent care and everyday errands, so a lot of daily life stays inside the community.
The trade-off is that it's busy. Traffic around Town Center and the water parks picks up on summer weekends, and lots in many villages are on the smaller side.
The Villages and New Construction
The villages, in plain terms
Coastal Oaks: gated, larger homes, for buyers who want privacy and luxury finishes. Typical sold price about $1 million+
Seabrook Village: newer homes and resort-style amenities. About $825,000
Crosswinds: families who want newer construction at a lower entry point. About $620,000
West End at Town Center: walk-to-Town Center convenience. About $535,000
Del Webb Nocatee: active adults 55+. About $480,000
Woodland Park: townhomes and smaller homes, the lowest entry price. About $420,000
Is there still new construction?
Yes, but it's winding down. Reflections at Seabrook is billed as Nocatee's last new-home neighborhood, with David Weekley Homes, Dostie Homes, Providence Homes and Riverside Homes building there. If you want new in Nocatee, it's worth moving sooner rather than later. We represent buyers on new builds at no cost to them (the builder pays our fee), and we'll tell you which builder and which lot make sense for you.
It's a great fit if you want top-rated schools, lots of amenities without leaving the neighborhood, newer homes, and an easy drive to both Jacksonville and the beach.
It's probably not for you if you want no HOA or CDD, a big lot or acreage, a quiet rural feel, or an older home with character. In that case, we'd point you toward parts of St. Augustine, Fruit Cove or Palm Valley instead.
