by Ben Glynn

The national picture

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Saint Augustine's 32095 outpaced that at 6.6%. The FHFA also reported a 0.3% month-over-month gain in July, seasonally adjusted.

Realtor.com reported that 20.4% of listings nationally saw a price cut in August 2026. That is worth watching. A well-priced Saint Augustine home is still moving. One that is priced too high is sitting longer, as 32084 shows.

CNBC reported the average 30-year fixed mortgage rate at 7.45% as of September 24, 2026. That rate shapes what buyers can afford. It is part of why preparation matters more when inventory is this thin.

In short

  1. Saint Augustine had 1,544 homes for sale in the three months ending July 31, 2026, down 31.7% from a year before.
  2. Sales rose 6.2%.
  3. Pending sales rose 4.6%.
  4. Supply tightened in every ZIP.
  5. The tightest pockets are 32092 and 32095. The most room for buyers is in 32084 and 32080, though inventory fell there too.

One street can read very differently from the whole ZIP code. A home on one block may face different competition than a home two blocks away. The numbers above are the starting point, not the whole answer.
