St. Johns County Housing Market Update: What August Tells Us About This Fall
Every month we get asked some version of the same question: "So… is it a good time to buy or sell?" The honest answer is that it depends on your situation. But the numbers do tell a story, and August's story is worth knowing.
Here's where St. Johns County stood at the end of August, according to the latest Northeast Florida Association of Realtors (NEFAR) report:
- Median sale price: $573,250, down 2.7% from July
- Homes sold: 398
- Homes under contract: 413
- New listings: 459
- Homes for sale: 1,404
- Months of supply: 3.5
- Median days on market: 40
What it means in plain English
Buyers have more to choose from than they did a couple of years ago. About 3.5 months of supply means that if no new homes hit the market, it'd take roughly three and a half months to sell everything that's listed now. That's still on the low side historically, but it's a long way from the days when homes sold over a weekend.
Homes are also taking a little longer to sell. The typical St. Johns County home took 40 days to go under contract in August, compared to 31 days across Northeast Florida as a whole. Prices dipped slightly from July, which is normal as summer winds down. It isn't a sign that values are falling apart.
The regional picture looks the same. Across the six-county Northeast Florida area, the median price was $397,420, sales dipped from July and inventory sat at about 6,100 homes. The market is moving toward balance, where neither buyers nor sellers hold all the cards.
If you're thinking about selling
The homes that sell quickly right now are priced right from day one and look their best in photos. Buyers are comparing more options, so an overpriced listing tends to sit, and sitting usually leads to price cuts. Good news: 413 homes went under contract in August, so motivated buyers are still out there.
If you're thinking about buying
This is the most breathing room buyers have had in a while. You can take time to compare neighborhoods, ask for inspection repairs, and in many cases negotiate on price or closing costs. That's especially true on homes that have been listed for more than a month.
